22. The required minimum interior and rear building setbacks are one (1) foot for each <br /> two (2) feet of buiiding height. <br /> 23. Landscaping must be provided per Section 35 of the Everett Municipal Code. At a <br /> minimum this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided along all <br /> interior lot lines (north, south, east a�,d west) abutting commercial or industri�l <br /> zones. These areas shall be planted with Type II landscaping. <br /> b. As an alternative to these standards, the applicant may propose a master <br /> landscaping treatment equivalent or superior to these requirements. <br /> c. A minimum of 1,059 square feet of landscaping (exclusive of thE landscaping <br /> required along street frontage and required perimeter landscaping) shall be <br /> provided in the interior of the parking lot for the proposed 55 parking stalls. <br /> Landscaping of the planting areas located in the interior of parking lots shall <br /> conform with Section 35.080 of the Everett Zoning Code. <br /> d. Prior to the issuance of any permits, landscaping plans must be reviewed <br /> and approved by the Planning department per Section 35.100 of the Zoning Code. <br /> The landscaping pian must show location and dimensions of required vegetated <br /> swales, wetponds, detention ponds, rockeries and retaining walls, and grading at <br /> 2 foot intervals. Irrigation systems must be provided in all landscaped areas per <br /> Section 35.130 of the Zoning Code. <br /> e. A two (2) year maintenance assurance device must <br /> be provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 24. Parking must be per City Zoning Code and City Design and Construction <br /> Standards and Specifications. Since the proposed project will be developed with <br /> multiple facilities, the foltowing minimum parking standards shall apply: <br /> a. For the proposed 3,400 square foot repair facility, a minimum of 11 parking <br /> stalls if required. <br /> b. For the proposed 3,000 square foot office facility, a minimum of S parking <br /> stails is required. <br /> c. For the proposed 36,000 square foot warehouse facility, a minimum of 36 <br /> parking stalls is required. <br /> 25. Heating/venting/air conditioning/elevator equipment put on the roof, on the facade, <br /> or external to the building on the ground shall be architecturally screened by <br /> designing the equipment into the building site design so ss not to be visible from <br /> adjacent properties of public streets. <br /> 26. Plac2ment of Screening of refuse disposal areas must be provided per Section <br /> 39.080 of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters and recycle bins shall be provided in all <br /> multiple family, commercial, industrial, and institutional developments and shall <br /> not be located in a requires front yard setback areas, or street side setback area <br />
