�: <br /> r. <br /> INTRODUCTION <br /> -- The proposed project is to develop approximately 8.58 acres into one industrial site. The <br /> project site is located southwest of the intersection of Mercill Creek Parkway and <br /> � Hardeson Road (p:ease refer to the Vicinity Map located on the next page). The site is <br /> identified as lot 4 of the Binding Site Plan dated 7/16/96 (See Appendix). More generally, <br /> the site lies within Section 2, Township 28 North, Range 4 East, W.M., in Snohomish <br /> County, Washin8ton. <br /> The site has already been pregraded per grading permit#96-178. The surrounding parcels <br /> are vegetated with second growch forests and an understory typical of Western <br /> Washington forests. Slopes on the site range from 50% to 75% along the westerly limit, <br /> 50% on the fill slope along the easterly limit, and range from 0.5% to 2% across the <br /> -' the site is <br /> balance of the site. According to the Soil Survev of Snohomish Countv Area, <br /> ,, underlain with Alderwood sandy loam soil. Alderwood soil is classified by the Soils <br /> , Conservation Service as a type `C' soil. <br /> ,� <br /> DRAINAGE CONCEPT <br /> The project site is located just upstream of a regional detention facility, therefore, only a <br /> water quality facility is required. A single wet pond/detention pond has been designed to <br /> provide water quality treatment for lots 1-4 (See Binding Site Plan). The pond is to be <br /> located in tract C south of lot 3 (Viking) and has been designed to receive all of the runoff <br /> from the three sites. <br /> The wet pond/detention pond has been designed to the City of Everett's standarls for a <br /> _ two celled wet pond and has received approval on 9/16/96 as a part of the Viking Freight <br /> plan submittal. Although the site is only required to provide �vater quality treatment, the <br /> — pond was sized to provide detention volume above the dead storage volume to offset <br /> impacts to the regional facility. To determine the live storage volume, the pond was sized <br /> — to maximize the area allotted for the storm water facility.
