I <br /> CONCLUSIONS AND RECOMMENDATIONS <br /> GEOLOGICAL HAZARD CONSIDERATIONS <br /> Portions of the site area qualify u geologicall} ha�ardous areas in accordance with the <br /> j^ definitions in thc City of Everett Zoning Code. These areas aro siopes of 40 percent or greater. � <br /> Also, two of three: criteria which form a pottion of the definition of landslide ha�ard areas are � <br /> r- present at the site. These are (1) slopes greater than 15 percent, and (2) impertneable soils I <br /> I frequendy interbedded with granular *oils. With the exception of small su�cial "slough' rype <br /> ,. features, we did not observe evidence of lacldslide activiry. We did not observe evidence of the <br /> third criteria: springs, ground water seepage or saturated soils. We conclude that the site is <br /> suitable for the proposed development. The native medium dense t^ dense soils encountered at <br /> � the site will provide excellent support for the planned constniction. It is our opinion that specific <br /> corut�uction methods and drainage enhancements can be utilized at the site to mitigate the above <br /> , - hazards during grading. In response to the seven items listed in paregreph C of Section 8 of the <br /> ; Ciry of Everett Environmentally Sensitive Areas Ordinance, we are providing 4�e following <br /> general recommendations below for site development. More detailr! geotecturical <br /> � recommendations for each element of the proJect are provided in following sections of this report. <br /> �- 1. The proposed development will not crate a hazard to the subject property, surrounding <br /> properties or rights-of-way, erosion or sedimentation to off-site properties or bodies of <br /> � water. <br /> I It is our opinion that if appropriate daign and constn�ction conside�ations are <br /> f� inc�cporated into the projxt,the raulting development will be more stable than the present <br /> � site conditions. Tt�ese daign and conswction considerations include appropriate site <br /> �,. preparation and fill placement, and redundant drainage and erosion control measures. <br /> � R'e understand that the buildings will be located in the western and central portions <br /> I of the site. The foundations will be constn�cted using concrete retaining walis in a step- <br /> � down fashion to accommodate grade trensitions. Therefon, the grading plan will include <br /> ' final slopes significantiy flatter than the presmt slopa. Conventioml conctete retaining <br /> �- walls, ruckery walls, or mechenically subiliud earth (MSE) walis nuy also be utilized in <br /> � other areas to accommodate grede transitions.
