Significant grading will <br /> be necessary to accomplish the proposed development. The grade transitions will likely include <br /> � retaining stcuctures because of the site topography. The site soils are sensitive to moisture and <br /> ' ' a Ferched ground water condition can develop. Site topography and the drainage considerations <br /> must be carefully incotporated into the project design. Once preliminary grading and <br /> r; <br /> development plazu have ban prepared, we recommend ihat we review the plans to determine if <br /> additional geotechnical engineering corsiderations or recommendations are appropriate. <br /> CONSTRUCTION MONITORING SERVICES <br /> As mentioned in this report, it is possible that additional geotechnical design and <br /> construction considerations(e.g.,drainage mea��res)may be appropriate as site areas are exposed <br /> during construction. Therefore, we recommend that full-time construction monitoring by a <br /> �, member of our fitm during the "mass grading" phase of the project. Once utility work or other <br /> peripheral grading is accomplished, inte[mittent monitoring would be moro appropriate. <br /> � LIMITATIONS <br /> ;� We have prepared this report for use by Schnitzer Northwat and other members of the <br /> i <br /> design team for use in design of a portion of this project. The report is not intended for use by <br /> others and the information contained herein is not applicable to other sita. The data and report <br /> should be provided to prospective contractors for their bidding or estimating purposes, but our <br /> report, conclusions and interptetations should not be construed az a wananty of the subsurface <br /> conditions. <br /> Before constcuction, we tecommend that the final design and specifications be reviewed by <br /> our firm to see that our recommendations have been interpreted and implemented as intended. <br /> There are possible variations in subsurface conditions between the ezplorations and <br /> variations are also possible over time. A contiagency for unanticipated conditions should be <br /> included in the budget and schedule. Sufficient monitoring, testing and consultation by our firm <br /> should be provided during constcuction to confinn that the conditions encountered are consistent <br /> with those indicated by the explorations, to provide recommendations for design changes should <br /> the conditions rcvealed during the work differ from those anticipated, and to evaluate whether <br /> or not earthwork and foundation installation activities camply with contract pians and <br /> specifications. Our present scope of services does not inctude review of plans and specifications <br /> or const�uction monitoring.
