Wildl'de species observed during the field investigations included: American robin,
winter wren, rufous-sided towhee, black capped chickadee, downy woodpecker,
blacktail deer(tracks), Douglas squirrel, red-legged frog, tree frog, and mountain
beaver(carcass)• The number of wildlife species that utilize the site could be
expected to be much higher than the number actually observed during our limited
field investigation due to the seasonality and secretive nature of most wildlife
' species.
7.0 SUMMARY OF EXISTING CONDITIONS
The wetland/stream inventory and delineation on the 14.4-acre site revealed that
there are two wetl3ns and one stream on the site. Cunently, most of the site is
covered with mixed coniferous/deciduous uptand forests. Merrill and Ring Creek
` and its associated wetland form the largest environmental restraint on the site with a
50-foot wide bufferequired along the stream and a 75-foot wide buffer along the
wetland. There is also a small wetland in the northwest comerf the site that will
require a 50-foot wide buffer. Narbeck Creek runs immediately west of the site and
will require a 25-foot wide buffer. The locations of the wetlands and streams near
the edges of the site, however, allow for substantial developmet on the site.
8.0 PROPOSED PROJECT
... 8.1 Description
The proposed project is a 205-unit, multi-family residential development with
associated parking and intemal road system (Figure 5). Access to the development
would be from Merrili Creek Parkway.
G+ 8.2 Development Impscts on Wetlaad Bufters
No direct impacts on wetlands will result from development of the proposed project.
Stormwater will be detained in underground vaults located in the developed portion
of the site. A wetpond will be located in the southeastem comer of the site to
provide water quality treatment of the previously detained stormwater. Effluent from
the wetpond is proposed for direct discharge into Merrill and Ring Creek at the
existing concrete structure associated with the culveR beneath Merrill Creek
Parkway. Direct discharge into the structure will result in both enhanced aPration
ad prevention of streambank instability.
The standard buffer for Wetland B, which is associated with Merrill and Ring Creek,
is 75 feet. To construct the wetpond, a small area of wetland buffer will be disturbed
by grading, but the area will be landscaped following wetpond construction.
Restoration for this buffer disturbance is outlined in Section 8.3.
The wetland buffers in the northwestern portion of the site are not proposed for
reduction.
8,3 Wetland Buffer Restoration(Drawiog W-1)
Encroachment into the area affected by construction of the wetpond will be restored
through installation of native trees, shrubs, and emergents plantings, incorporation of
large woaiy material (i.e., stumps, down logs, and brush piles), and removal of
Wetland and SVaam Study RepoA Tusaw Cow+Rmb
Mertill Crak AprtrMnb 6 OQrwtl.ryt
February 20,199E
