A <br /> complete listing of all the specific evaluation criteria is attached to this decision for refe�ence. <br /> Subsection 41.150.D.1.c. of the Zoning Code - Special Property Use Permits -contains specific <br /> evaluation Criteria for Abave Ground Utility and Communication Facilities: Many of these criteria <br /> are intended to address new or expanded utility structures (i.e., monopoles) and aze applicable to the <br /> instant application. A copy of these criteria is attached for reference. The proposal is consistent <br /> with these criteria for the following reasons: <br /> • The site is located in a commerciaUindustrial area and would not be visible from more <br /> sensitive residential land uses; <br /> • The site is located more than 200 feet from the nearest gateway corridor; <br /> • The facility would be screened by existing vegetadon to the north and east, and by the <br /> existing building to the south.; <br /> • The site is appropriate for co-location because of its separation from gateway corridors, <br /> shorelines, and residentially zoned areas. <br /> DECISION: The pmposal is approved as submitted subject to compliance with all city, state and <br /> federal regulations. The following conditions shail apply: <br /> i. An electrical permit may be required for the control station. Please inquire with the I <br /> Building Department at (425) 257-8810. <br /> 2. The Snohomish County PUD currently has sufficient capacit}�to serve the proposed <br /> development. For further information about the electrical service requirements for this <br /> project, please call the District's Everett Office to contact a Customer Engineer, at(425) ' <br /> 258-8272. <br /> This is an administrative decision that is appealable to the City's Land Use Hearing Examiner. An <br /> appeal must be filed with the City within 14 days of the date of this notice.
