This landscaping need only extend to the <br /> native growth protection easemer�i. <br /> Pedestrian paths connecting pedestrian systems on adjoining lots and underground utilities may be <br /> incorporated in these buffer areas. Buildings, parking, loading facilities, antennas, and above <br /> ground communication facilities are prohibited in the setback area. <br /> (SEPA Land and Shoreline Use, Light and Glaze,and Aesthetics Policies and SEPA MDNS No. <br /> i s-s�> <br /> 12. Parking azeas shall contain pazking for no more than sixty (60) vehicles and shall be separated <br /> from other pazking areas by a ten(10) foot wide natural vegetation or landscaped area. <br /> Parking areas shall provide a minimum of ten (10) feet of natural vegetation or landscaping <br /> between vehicle pazking rows and a minimum of ten (10) feet of natural vegetation or landscaping <br /> bet�veen parking azeas and the intemal driveway/road�vay system. At a mini��ium these <br /> landscaped or natural vegetation areas shall cover ten percent(10%)of the pazking azea. Natural <br /> vegetation �hould be preserved and landscaped areas should consist of sod, deciduous and <br /> coniferous trees and hardy ground covering plants. <br /> An irrigation system sliall be provided for the parking area landscaping where necessary to <br /> preserve the vegetation. <br /> Berms or other app�opriate screening sufficient to provide a substantial visual buffer are <br /> encouraged between parhing areas and other adjacent properiies, and public rights-of-�vay. <br /> Li�hting for parking areas and the exteriors of buildings shall be shielded and directed away from <br /> adjacent properties. <br /> (SEPA Transportation. The building shall be surrounded by an average of fifteen (]5 j f'eet of landscaping or natural <br /> ��egetation, and/or walkways, except for loading areas. The site must provide a landscaped entryway, fountain, art�vork, plaza, and/or courtyazd as a <br /> design feature.
