INFOItMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions. All <br /> reyuirements are preliminary in nature, and are based upon the preliminary site plan and the xdinances in <br /> effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effect <br /> at the time a complete building permit application is filed, including those not specifically set f'orth <br /> herein. (E�ception: For vesting under the Zonin; Code, please refer to Section 44 of the Zoning Code). <br /> Contact the Planning Depanment for infomiation regarding appeals processes for the requirements listed <br /> in this document. <br /> l. Detailed dra�vings in accordance with City Design and Const;uction Standarc.. uall be submitted <br /> to the Public Works Department showing site pazking layout, landscaping, utii:�ies, storm <br /> drainage, temporary construction erosion control, and all required improvements in the public <br /> right-of-way. Public Works Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed,approved, and warranted before the <br /> Occupancy pemiits is issued. <br /> 2. This project, once completed and occupied, may be subject to the City of Everett Commute Trip <br /> Reduction Ordinance No. 1925-93. The future employer of the factory should notify Graham <br /> Anderson of the City's Transportation Services Department at 259-8936 prior to occupancy so <br /> that the employer's status relative to the ordinance can be determined. <br /> 3. Special charges for conneciion to the water system in accordance�vith Ordinance 1171-85 and <br /> subsequent revisions are applicable. These charges are based on projected water usage and can be <br /> substantial. The Applicant is encouraged to obtain a copy of the ordmance and determ�ne <br /> estimated charges pnor to building permit application. The actual chazges shall be computed by <br /> the Public Works Department per the ordinance in effect at the time of building permit issuance. <br /> 4. Detention of stormwater runoff in the Powder Mill Creek subbasin will be provided in the regional <br /> detention facility located downstream of this site. <br /> 5. On-site detention of stormwater runoff must occur for the Narbeck Creek subbasin. A temporary <br /> system will be required in accordance with City standazds for clearing and grading of Phase 2. A <br /> permanent stormwater detention system, constructed in accordance�vith the standards in effect at <br /> the time of application for Public Works permits, �vill be required when phase 2 is developed. <br /> 6 assoc ated buffe scof all wetlands, streams, ri eass lake�eor po ds� Weflands may �ot be t sed for <br /> detention of stormwater. <br /> 7. Per city standazds, a temporary construction chainlink or solid wooden fence a minimum of four <br /> (4) feet high must be placed along the edge of any wetland, stream, lake er slope buffers prior to <br /> the initiation of any land alteration activities on the site. (Design and Construction Standazds and <br /> Specifications) <br /> 8. All chemicals or products of a hazardous or toxic nature that may be used or stored on the site <br /> must be stored under cover and isolated from the storm drainage system. <br /> 9. Any broken or damaged side�valk shall be repaired/replaced per the City Public Works Inspector <br /> 10. City Streets are to be kept clear of dirt and debris at all times during the construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 6 <br />
