The project is located on the north side of Merrill <br /> Creek Parkway, one lot west of 23rd Drive West, in the City of Everett. This site is <br /> within the SW EveretVPaine Field Subarea Plan and EIS study area. The SW <br /> EveretUPaine Field Subarea Plan and EIS identify the site as a zoned light industrial. <br /> Thus, the proposed project is consistent with the zoning of the site. <br /> We have visited the project site and surrounding street network. The scope of <br /> this analysis is limited to analysis of the site driveways. We discussed this project by <br /> telephone with Wayne Wentz, P.E. of the City of Everett. <br /> The conclusion and recommenda'[ions begin on page 3 of this report. <br /> Profecf Descrlpfion <br /> Figure 1 is a vicinity map showing the location of thQ site and ihe surrounding <br /> street network. <br /> Figure 2 shows a preliminary site plan received by TP$E. The plan consists of <br /> 196,250 sq. ft. of industrial park space in three buildings, parking and two driveways <br /> onto Merrill Creek Parkway. The existing Cintas development driveway located to the <br /> southwest of the project has been constructed to allow access to the proposed Lot 2F <br /> project. <br /> FuII development of the Quadrant - Lot 2F project is expected to occur by 1998. <br /> Eo53i97.Lh <br />
