3. Special charges for conn�xtion to the water system in accordance with Ordinance 1171- <br /> 85 and subsequentrevisions are applicable. These charges are based on projected water <br /> usage and can be substantial. The Applicant is encouraged to obtain a copy of the <br /> ordinance and determine estimated charges prior to building permit applicauon. The <br /> actual chazges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time of building permit issuance. <br /> � Water yuality enhancement of stormwater runoff from the site's paved azeas must <br /> cxcur, per Ciry standards, prior to discharge of the stormwater from the site or to <br /> native growth areas. <br /> Stormwater quality protection, and enhancement requirements for this project shall be <br /> those requirements in effect at the time of application for Public Works permits. <br /> Presendy, thrce options for stormwater quality enhancement are presented m the <br /> current city standards. The least preferred ophon is ailoweci only if the first two <br /> options are mfeasible in the opinion of the Public Works Department. The options for <br /> stormwater quality enharcement are, in order of przference: <br /> 1) An infcltration basin designed and constructed according to city standards. <br /> 2) A wetpond desibned and constructui to city standards. <br /> 3) A baffle-type oil/water separator followed by a vegetated swale, both designed <br /> and constructed according to city standards. <br /> 5. The regional detention pond located northeast of this site, on the east fork of Powder <br /> Mill Creek, was sizeci to receive runoff from this site. On-site detendon will not be <br /> required for stormwater runoff discharged to this pond via the Merrill Creek Parkway <br /> storm drainage system. <br /> 6. Per city standards, surface drainage facilities including wetponds, detention facilities, <br /> vegetated swales, and i�llration facilities shall be located outside the associated <br /> buffers of all weUands, streams, rivers, lakes, or ponds. Wedands may not be used for <br /> detention of stormwater. <br /> �,� Locations of any drainage facilities near steep slopes will require detailed geotechnicai <br /> analysis and des�gn that documents and ensures their safety. <br /> 8. Per city standards, a temporary construcdon chainlink or solid wooden fence a <br /> minimum of four (4) feet h�gh must be placed along the edge of any wedand, stream, <br /> lake or slope buffers prior to the inidation of any land alterauon acuvides on the site. <br /> (Design and Consdvction Standards and Specifications) <br /> 9. If the future use of the site will result in the potential for accidental spills of chemicals, <br /> including oils or fuels, to the city's sanitary sewer, an Accidental Spill Prevention Plan <br /> will need to be prepared per the dvection of the city of Everett's Industrial <br /> PretreaUnent Program. <br /> 10. All chemicais or products of a hazardous or toxic nature that may be used or stored on <br /> the site must be storeci under cover and isolated from the storm drainage system. <br /> i l. City Streets are to be lcept clear of dirt and debris at all times duiing the construcdon. <br /> Dust suppression anJ street deaning must occur as directed by the Public Works <br /> Inspector. <br /> 7 <br />
