As-builts of stoy-m sewer, sanitary sewer, and water systems must be submitted per City <br /> Design and Construction Standards and Specifications. <br /> 16. Parking must be per City Zoning Code and City Design and Construction Standards <br /> and Specifications. For the 51.750 sauare feet of laundrv plant proposed, s minimum <br /> of$Z parlong stalls are required. A minimum of 4 handicap spaces must be provide�. <br /> 17. A pedestrian circulation system for the site must be apQroveA by Ne Planning Director <br /> and Traffic Engineer prior to the issuance of any build�eg pernuts. Walkways must <br /> allow p�ians and wheelchairs to gain easy acces.� ''*om sidewalks and bus stops to <br /> building enaances through the use of paths whicb are �,�ysically separated from vehicle <br /> �-affic and maneuvering areas. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code. <br /> 19. Any rockeries or retaining walls proposed in requiced setback areas must be in <br /> conformance with Section 39.150 of ihe Zoning Code. <br /> 20. Condidons Nos. 29 and 30 of SEPA MDNS No. 4-91 addtess mitigation of several <br /> wetlands on various lots in Seaway Center. A Compre6ensive Wetland Mitigation Plan <br /> and Supplemental Weilands Midga6on Plan, dated October 1990 and December 1990 <br /> were approved by ths City. This approval continues to be applicable to the wedands <br /> idendfied in MDNS 4-91 and those repo�tc. There are no wetlands located oa Lot 2E. <br /> If a proponent desires to avoid disturbance of wetl�nds on tt�e other lots or provide <br /> mitigation in a diff:rent manner, �hat proposal will require addidonal environmental <br /> review. <br /> 21. Based upon 52,QQQ square feet of Type lll.�, sprinklered cooslruction, the fire flow <br /> requirement is�9QQ GPM. <br /> 22. Three available fire hydrants are requ'veci within 200 driving feet, but not doser than <br /> 50 feet, of every slructure.
