This condition states that to the extent that the development plan for Lot 2E as submitted <br /> by Cintas conflicts with the SEPA 491 site plan, the contlicting aspects of the 4-91 site <br /> plan are null and void. This condition is acceptable to Quadrant. The lot lines for 2E and <br /> 2F on the SEPA 4-91 site plan are no longer consistent with the binding site plan which <br /> confirms the need to void this portion of the SEPA 4-91 plan. <br /> It is also our understanding that the non-contlicting portions of the SEPA 4-91 site plan <br /> remain in effect. For future development projects that are consistent with this plan, the City <br /> will consider SEPA review complete. For those projects, like Cintas, that are also in <br /> conflict with the SEPA 4-91 site plan, the City will follow the same process employed <br /> here: the conflicdng portion of the plan will be declared null and void, and SEPA review <br /> will be completed for the revised plan. Quadrant fully supports this approach. If for any <br /> reason this understanding is incorrcct,please let me know immediately. <br /> 4. The City requires shared driveways witn adjacent properties unless topography or <br /> serious operational dift"iculties make share driveways infeasible. In concept, this is an <br /> acceptable condition; however,Quadrant emphasizes that both topography and operadonal <br /> characteristics of one or both businesses may provide sufficient reason to preclude shared <br /> driveways in the future. <br /> 8. It is Quadrant's understanding that sewer usage consistent with the design criteria of <br /> 4,000 gallons per acre per day is consistent with the City's letter to Ric Brandt of CB <br /> Conunercial dated July 28, 1993 confirming utility availability for the project. Quadrant <br /> dces not object to this condition. However we also understand, that if Cintas' actual sewer <br /> usage is less than expected, or if a future user can moderate its use through facility design, <br /> uses that ue higher than the design criteria could be considered and or approved. <br />
