24. Locations of any drainagc facilities near steep slopes will require detailed geotechnical analysis and <br /> design that documents and ensures their saCery. <br /> 25. The traCfic mitigation fee based on S 1006 per trip is $201,200 which must be paid prior to building <br /> permit issuance. <br /> 26. Landscaping will be required for surface ponds and basins to provide screening and an aesthetically <br /> pleasing appearance. A landscape plan must be submitted and approved during plan review. <br /> Landscaping shall be provided outside of thc high water mark and may be required to be included <br /> in a separate tract under common ownership. Installation of the landscaping per the approved plan <br /> is required before final approvaL The city may require fomiation of a Homeowner's Association �o <br /> maintain all landscape areas. <br /> 27. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. For the 7H,900 square feet of manufacturing/warehouse use proposed, a minimum <br /> of 132 parking stalls are required. A minimum of 6 handicap spaces must be provided for the US <br /> parking stalls proposed. One of thesc handicap spaces must be designed to accommodate a <br /> handicap van. <br /> 32. A pedestrian circulation system Cor the site must be approved by the Planning Director and Traffic <br /> Engineer prior to the issuance of any building permits. Walk�vays must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use <br /> of paths which are physically separated from vehicle traf[ic and maneuvering areas. (See the city's <br /> Design and Construction Standards and Specifications Manual and Section 39.165 ofthe Zoning <br /> Code.) <br /> 33. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpstcrs, and recycle Uins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located iu a required <br /> - front yard sctback area, or strect side setback area for comer lots.
