A. .4�b-_-rts <br />Director <br />�: The City of Everett has rgceived an <br />application from Charles & Pauline Manner for a Planninq <br />Dir�actor�s Datermination on the proposed construction of a <br />sinyle family residence at 4928 Narbeck 1lvenue. The <br />applicant l:ae rsquestsd a frent seti+acr r.edect{on to e'?.ow <br />for reasonable uae of the proparty. <br />The w�starly portion of the property is a slopes at an anqle <br />of 25t towards Narbeck Craek and is therefore considered an <br />environmentally sensitive area (ES11) by the City of Everett <br />Zoninq Coda. 3ection 37.100.C.4 requires n 25 foot buffer <br />beyond top of bank of this 25i slope. Section 37.t150.D of <br />the zoninq code allowa the reduction of buildinq setbacks or <br />buffars throuqh a Review Process IIB. The Planninq <br />Dir�Ctor, using Review Process IIB,, is authorized to <br />"..approve, disapprove or approve with conditions the use <br />proposed by the applicant" (Subsection 42.100.B). <br />If no appeel is filed in reRponse to the Planninq Director's <br />d�tesainntion, th� deciaion will be considered final. If an <br />app�al o! th� dacision is filed, such an appeal must ba <br />subsitted to the City's Hearinq Exnminer. As a property <br />ortner within 300 fe9t o! the subject property, thie notice <br />is to infors you that the Planninq Director has issued a <br />d�tsr�ination on tha propoaed action as described below. <br />� �: Tha property is zoned R-s, Suburban <br />Rasidontial. 11 sinqle fapily residence with a 1,740 square <br />foot lootpiint is proposed to be built on the level portion <br />' of Loi 1 in tha plat of Triada Granada. See attached site <br />plan.
