The proposal witiqates the i�pects on th� <br />environm�ntally aensitive areas to the anxinua extent <br />po�sible. <br />The Planninq Director's conclusions are as foliov6: <br />1. Thuy is teo other raasonable use or alternntive to the <br />proposb dw�lop�ent vith lesa i�pact upon tha <br />•nviron�nLally sensitive area. The existinq R-S <br />zoninq allows for only ona sinqle fa�ily unit upon tha <br />proptrty, vhich is the least intense "reasoneble" land <br />us� for this property. Other potentielly "feesible" <br />alternativos to the proposed houae such as tranafer of <br />developaent riqhta do uot woric for one single L•xmily <br />r�sidencs, since there is insufficient incentive for n <br />d�v�lop�r to provida an additional lot to the applicant <br />whuf tho cod� pi�ovides for only a 2oi increase over <br />that on� transferred unit. Furthenaore, the site is <br />th� ra�aininq lot within an existinq developed <br />subdivision, where the proposed house will be <br />constructed upon the exiating dieturbed level portl4n <br />of tho property and will not encroach over into the ES1� <br />slopa. <br />2.
