The landscaping, buffering and screening of buildings, parking, loading and storage
areas, especially as they relate to more sensitive land uses.
Findings: Landscape Category B aoplies. The lot is entirely gravel.
Conclusions: Type III landscaping must be provided along the street frontage. No
landscaping will be required along the interior property lines since hospital
property is located on both sides of the proposal.
8, The generation of nuisance imtants such as noise, smoke, dust, odor, glare, visual
blight or other undesirable impacts.
Findings: The use of the building is a conference room.
Conclusions: The use should not generate any nuisance irritants.
9. Consistency with the goals and policies of the Everett General Plan for the area
and land use designation in which the properry is located.
Findings: 3212 8c 3214 Nassau Street are owned by Providence Hospital and are
designated 2.4, Hospital by the Comprehensive Plan. It appears that the boundary
on the land use map may split the hospital's ownership. It is not the intent of the
plan to split ownerships by land use plan designations, especially in the case of an
institutional use. The hospital boundary should extend due east from the south
rnd of the hospital parking garage to Nassau Street.
Conclusions: The use appears to be consistent with the Comprehensive Plan.
10. Compliance with the provisions of this Ordinance and other Ciry> State and Federal
regulations.
Findings: The applicant states he will comply with all regulations.
Conclusions: The proposal will complY with the provisions of the Zoning Code and
other City, State and Federel regulations.
I1. Accessibility to public transit, and traffic reduction measures proposed by the
applicant to reduce dependence of the proposed use on the sutomobile.
Findings: The hospital is served by transit.
Conclusion: No traffic reduction measures are proposed.
