The landscaping, buffering and screening of buildings, parking, loading and storage <br />areas, especially as they relate to more sensitive land uses. <br />Findings: Landscape Category B aoplies. The lot is entirely gravel. <br />Conclusions: Type III landscaping must be provided along the street frontage. No <br />landscaping will be required along the interior property lines since hospital <br />property is located on both sides of the proposal. <br />8, The generation of nuisance imtants such as noise, smoke, dust, odor, glare, visual <br />blight or other undesirable impacts. <br />Findings: The use of the building is a conference room. <br />Conclusions: The use should not generate any nuisance irritants. <br />9. Consistency with the goals and policies of the Everett General Plan for the area <br />and land use designation in which the properry is located. <br />Findings: 3212 8c 3214 Nassau Street are owned by Providence Hospital and are <br />designated 2.4, Hospital by the Comprehensive Plan. It appears that the boundary <br />on the land use map may split the hospital's ownership. It is not the intent of the <br />plan to split ownerships by land use plan designations, especially in the case of an <br />institutional use. The hospital boundary should extend due east from the south <br />rnd of the hospital parking garage to Nassau Street. <br />Conclusions: The use appears to be consistent with the Comprehensive Plan. <br />10. Compliance with the provisions of this Ordinance and other Ciry> State and Federal <br />regulations. <br />Findings: The applicant states he will comply with all regulations. <br />Conclusions: The proposal will complY with the provisions of the Zoning Code and <br />other City, State and Federel regulations. <br />I1. Accessibility to public transit, and traffic reduction measures proposed by the <br />applicant to reduce dependence of the proposed use on the sutomobile. <br />Findings: The hospital is served by transit. <br />Conclusion: No traffic reduction measures are proposed. <br />
