Kirk Brooks <br />From: Jane Zimmerman <br />Sent: Wednesday, April 27, 2005 6:24 AM <br />To: Kirk Brooks <br />Subject: new house at northeast corner of 35th and Nassau <br />Hi Kirk - <br />There are some downstream neighbors very concerned about the new home being constructed at the above address. <br />This used to be a drainage corridor, however, almost all of the upstream contributing runoff has been diverted to the <br />combined system. Any local runoff that accumulates is essentially pumped out of the low areas by residents' sump <br />pumps. Normally, they don't have a significant problem. However, during the heavy rains on April 16th, a lot of water <br />came down the old swale area, and we received some flooding complaints. <br />The neighbors are concerned about the additional impervious area associated with the new home. They are also <br />concerned that a pond was filled in, and pipes are point discharging water at the south property line. I couldn't tell what <br />water was being conveyed in the pipes, and I don't know what the ultimate plans are for handling runoff from impervious <br />areas on this site. However, I think it would be an appropriate location to require this runoff to be conveyed to the <br />combined sewer per our archaic ordinance... <br />Also, I talked with Keith about something else I observed. During the construction of the home, the sidewalk along the <br />north side of 35th has been disturbed. It looked to me like the runoff from the uphill sidewalk, instead of running down the <br />sidewalk and into Nassua Street, is instead ponding and heading down into the construction site (and then downstream to <br />the neighbors' sump pumps) instead. A berm along the north side of the old sidewalk area, combined with a shallow ditch, <br />would divert this water back into 35th - which would help the problem. <br />I'll be dealing with other aspects of the complaint, but if you would see that these construction aspects are addressed, I <br />would be grateful. <br />Thanks! <br />Jane <br />
