I-Z11 3 t� <br />CITY OF EVERETT <br />PLANNING DIRECTOR DECISION <br />Review Process 11 #14-012 <br />November 19, 2014 <br />The City of Everett Planning Director grants APPROVAL of a request by 'l7wvil & Country Post <br />Frame Buildings to build an over height 780 square foot detached garage at 27 W McGill Avenue, <br />Everett, WA 98204 with 1) horizontal lap siding, 2) composite roofing with a pitch of 6:12, and 3) <br />up to a maximum height of 20 feet. <br />NOTE: This approval does not constitute an overall project approval; all other conditions and <br />municipal code requirements must be met in order for construction permits to be issued. Construction <br />permits, inspections and final approvals are required for this type of development. <br />The following conditions shall apply: <br />v1. Any change to the design, height, square footage and/or roof pitch of the pioposcd garage <br />requires Planning Director approval. Construction permits, inspections and approvals must be <br />obtained for die structure in accordance with established building code requirements. <br />'2. An Accessory Building Covenant acceptable to the City Attorney's office shall be recorded on <br />the title of the. property stating that the property owner acknowledges the requirements of EMC <br />19.07.020, and stating that the use of any accessory structure is limited to accessory activities <br />pennitted by tie zone in which the property is located, and that the accessory building shall not <br />be converted to living area or used for any purposes which are not in full compliance with <br />zoning and building code requirements. This shall be recorded prior to issuance of construction <br />permits. <br />/3. 'file garage's siding and roofing material must be compatible with the dwelling. <br />/4. Height calculations are required on the site plan and elevation drawings in accordance with the <br />Building Height Handout. A base elevation survey may be required at the time of building <br />permit submittal and again at framing if the structure is within one foot of the maximum 20 foot <br />height requirement. <br />X5. A Critical Area Covenant with an attached site plan showing die stream and the stream buffer <br />shall be recorded on the title prior to issuance of construction permits. The stream buffer line <br />must follow the "historic mow line". All covenant documents are avail _ <br />Permit Services counter. <br />✓G. Show the Impervious Area Calculations on the site plan. Include existing impervious area and <br />new impervious area. Show gravel vs concrete paved areas. <br />7. Show all utilities including water and sewer locations on the site plan. <br />Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br />factors as view obstruction, aesthetic impact on surrounding properties, and impact ou neighborhood <br />character.
