Davies
1410 Mukilteo Doulevard
Everett, WA 98203
1410 Mukilteo Boulevard
Sec. 18.k4.210 - a 20 foot easement
access variance to allow approval of a
Short Subdivision containing a rear lot
that is unable to meet Zoning Code
frontage requirements.
R-1 Single Family Low Density
Residential
Single Family dwelling on Lot 1 and Lot
B is vacant.
North: R-1 Single Family
South: R-1/Single Family
East: R-1/Single Family
West: R-1/Single Family
II FINDINGS AND CONCLUSIONS:
I 1. Existing Conditions: The current lot width is 73 feet whih would not allow the
I; Sponsor to comply with the variation allowed under Section 18.44.200 Panhandle
I'i lots.
Conclusion: The Sponsor is proposing to use the existing drive for access to Lot
B, which is consistent with this type of lot configuration.
 2. Public Welfare: Allowing this Variance would promote infill and allow the better
, utilization of available City services.
Conclusion: A common access for Lot R and B,would be consistent with the
City's Mukilteo Doulevard policy.
Alternatives: There are no reasonable alternatives for development of this site
because of steep slopes and curcentlot configurations.
Conclusion: This Short Subdivision could not be designed under current standards
except for the access easements option.
Final Approval: This Subdivisiun could not be approved unless a variance from
the Board is granted.

H r
 :

cc
=:

p .
C
N:
r- -
 ,
0
 E,
 ,_
Rc. ,
ti ;
;.
