The residence is limited to 28 feet in height and the garage will be required to <br />setback a minimum of 18.5 feet from the south propeRy line. <br />The Planning Oirector approved the moditi^ations based on the following: <br />Section 37.OSO.B of the zoning code allows the reduction of building setbacks or buffers <br />through Review Process I. The Planning Director, using Review Process I, is authorized <br />to "...approve, disapprove or approve with conditions the use proposed by the applicanP <br />(Subsection 42.100.8). • <br />The property is zoned R-S, Suburban Residential. A single family residence <br />approximately 3,766 square feet in size is praposed to be located on a lot with a slope of <br />over 40%. A stream is located at the base of the slope. The majority of the lot is <br />considered buHer or enviranmantaliy sensitive. <br />Section 37.OSO.B stales that nothing in the ESA ordinance is intended to preclude <br />reasonable eccnomic use of property as set forth herein.
