r.. <br />Zb: File <br />Fran: Doug Budden & Larry Callahan <br />Subj: Encroachment into Easement at 2404 Makilteo Blvd <br />Builder: Brandvold <br />Permit No.: 4889 Issued: 8-14-78 <br />R <br />On this date, October 2, 1978 Doug Budden and Tarry Callahan were notified that <br />the above referenced property (which has a single family r sidence under construction) <br />appeared to be encroaching into the -,ase exit with the eaves on the Fast side of <br />the residence. <br />On October 9, 1978 this office was notified by Conrad Clementson, adjacent property <br />owner and holder of easement, that he had retained a professional land surveyor <br />(Cascade Surveying) to stake out the easement in question. <br />Upon arriral at the house at 2402 Mukilteo Blvd, Doug Budden and Larry Callahan <br />verified <br />1. Cascade Surveying had staked out the easement <br />2. The house did in fact encroach into the easement by approximately 2.5 feet <br />and 1.5 feet <br />3. Also noted that the residence does not sit a minimum of 25 feet from the <br />rear property line as required by the City of Everett Zoning Code <br />On October 11, 1978 Doug Budden and Larry Callahan talked to Howard Espeseth, <br />Professional Land Surveyor, employed by Kegel & Associates regarding subject <br />property. Mr. Espeseth acting for Brandvold, stated at this time that their firm <br />had staked out said easement and the new residence does in actuality encroach into <br />the easement by Approximately 2.5 feet at NE corner of house and approximately <br />1.5 feet at SE corner of house. <br />Prior to departing from site we were met by Conrad Clementson who had retained <br />Cascade Surveying to stake out the easement and his North property line and <br />South property line. Mr. Cleswntson went over the situation with us and informed <br />us that he will provide us with a survey map of the easement Friday October 13, 1978. <br />Upon receipt of the survey map a determination will be made as what avenue of <br />approach will be taken to remedy this situation. <br />4%—laahan u as <br />
