F:ndlna: No comments aere peceived from other City <br />deFe�tments on this variance. The applicant has discussed the <br />proposed ga�age With his neighbors, one oF whom will be <br />cooperating in the con�truction of a fence. Moreover, tsere <br />are some vehicles presently stored in the ya�d uhich aouli be <br />stored inside the proposed structure. This should enhanee the <br />appearance of the property. To prevent any potential view <br />blockage, however, it would be advisable to limit the height oF <br />the structure. <br />b. <br />Criterion /4: <br />a. <br />In the course of processing this variance request, it was <br />diseovered that the applicant is operating a contractor's <br />masonry business out of his home and that he aas parking a <br />1-ton truck and a flatbed ttailer on the site. The applicant <br />Was required to obtain a Busineas License from the City as well <br />as Home Occupetion Permit No. 735-87 (attached) beFore <br />proceeding with the Variance request. One condition of the <br />Home Occupation Permit requires the applicant to move the 1-ton <br />truek and flatbed traller to a location that allows for <br />commercial vehicles, and another condition prohibits the <br />storage of contractor�s building materials on site. The <br />applicant has complied with these conditions. The net effect <br />of the Home Oecupation Permit� together with the construction <br />of the propoeed garage, should be a general improvement of the <br />appearance of the property and neighborhood. <br />Conelusion: The variance would not be detrimental to the <br />publie welfare or injurious to other prope�ties. <br />That the granting of such variance will not adve�sely <br />affect the Comprehensive General Plan. <br />Finding: The Comprehensive Plan deslgnates the area as <br />Single Family Residential. <br />b. Conclusion: The variance uould not conflict with the <br />Comprehensive Plan. <br />t10M, THEREFORE, Lhe Boa�d of Adjustment of the City of Everett does <br />hereby order that the variance be GRANTED to allow a three foot side yard <br />setbaek instead of a seven and one-half foot side yard setback be GRANTED <br />and Further require the applicant to meet the following conditions. <br />1. Obtain all necessary Building Permits. <br />2. The garage must be set back five feet fl�om the rear property line or <br />provide a one-hour fire Wall. <br />-2- <br />
