Conclusion: Granting this variance will allor+ the applicant <br />to provide addltlonal off-street parking in a manner common to <br />other residences in the area. • <br />Criterion 93: That the authorization of such variance wlll not be <br />mate�lally detrimental to the publie welfare or injurious <br />to property in the vicinity or zone in which the property <br />is located. <br />e. Findtng: No comments r+ere received from other Citp <br />departments on•this variance, The applicent has discussed the <br />proposed garage with his nelghbo�s, one of whom will be <br />cooperatiug in the construction of a fence. Moreover, there <br />are some vehicles presently stored in the yard which would be <br />stored inside,the proposed structure, This should enhance th.e <br />appearance of the property. To prevent any potential view <br />blockage, hor+ever, it would be advisable to limit the heSght of <br />the structure. <br />In the course of processing this variance request, !t was <br />discovered that the applicant is operating a contractor�s <br />masonry business out of his home and that he was perking a <br />1-ton truck and a flatbed trailer on the site. The applicant <br />Was required to obtain a Husiness License from the City as well <br />as Home Occupation Permit No. 135-87 (attached) before <br />proceeding with the Yariance request. One condition of the <br />Home Oceupation Pe�mit requlres the applicant to move the 1-ton <br />truck and flatbed trailer to a location that allows for <br />commercial vehicles, and another condition prohibits the <br />storage of contractor�s building materials on site. The <br />applicant hae complied with these condltiona. The net effect <br />of the Home Occupetion Permlt, together r+ith the eonstruction <br />of the proposed garage, should be a generel improvement of the <br />� appearan�e of the property and neighborhood. <br />b. Conclusion: The variance would not be detrimental to the <br />publle welfare or inJurious to other properties. <br />Criterion i4: That the.granting of sueh variance will not adversely <br />affect the Comprehensive General Plan. <br />a. Fin• d1ng: ThE Comprehensive Plan designates the area as <br />Single Family Residential. <br />b. Conclusion: The varianee Would not conflict with the <br />Comprehensive Plan. <br />NOVf, THEREFORE, the Board of Adjustment of the City of Everett does <br />hereby order that the vatianee be GRANTED to allow a three foot side yard <br />setbaek instead of a seven and one-half foot side yard setback be GP�NiED <br />and further require the appllcant to meet the folloWing conai:!a::s. <br />1.
