..
accommodate off-street parking. There is no garage on this
site at present. A single-car garage on the west side of the
home uas demolished 10 years ago, and only the foundation
remains.
b. Conclusion: Granting this variance will allor+ the applicant
to provide addltlonal off-street parking in a manner common to
other residences in the area. •
Criterion 93: That the authorization of such variance wlll not be
matelally detrimental to the publie welfare or injurious
to property in the vicinity or zone in which the property
is located.
e. Findtng: No comments r+ere received from other Citp
departments on•this variance, The applicent has discussed the
proposed garage with his nelghbos, one of whom will be
cooperatiug in the construction of a fence. Moreover, there
are some vehicles presently stored in the yard which would be
stored inside, the proposed structure, This should enhance th.e
appearance of the property. To prevent any potential view
blockage, hor+ever, it would be advisable to limit the heSght of
the structure.
In the course of processing this variance request, !t was
discovered that the applicant is operating a contractors
masonry business out of his home and that he was perking a
1-ton truck and a flatbed trailer on the site. The applicant
Was required to obtain a Husiness License from the City as well
as Home Occupation Permit No. 135-87 (attached) before
proceeding with the Yariance request. One condition of the
Home Oceupation Pemit requlres the applicant to move the 1-ton
truck and flatbed trailer to a location that allows for
commercial vehicles, and another condition prohibits the
storage of contractors building materials on site. The
applicant hae complied with these condltiona. The net effect
of the Home Occupetion Permlt, together r+ith the eonstruction
of the proposed garage, should be a generel improvement of the
appearane of the property and neighborhood.
b. Conclusion: The variance would not be detrimental to the
publle welfare or inJurious to other properties.
Criterion i4: That the.granting of sueh variance will not adversely
affect the Comprehensive General Plan.
a. Fin• d1ng: ThE Comprehensive Plan designates the area as
Single Family Residential.
b. Conclusion: The varianee Would not conflict with the
Comprehensive Plan.
NOVf, THEREFORE, the Board of Adjustment of the City of Everett does
hereby order that the vatianee be GRANTED to allow a three foot side yard
setbaek instead of a seven and one-half foot side yard setback be GPNiED
and further require the appllcant to meet the folloWing conai:!a::s.
1.
