INFORMATION FOR DEVELOPER: <br /> The following information is provideci for the developer's benefit. These aze not SEFA <br /> conditions. All requirements are preliminary in nature, and are baseci upon the prcliniinary <br /> site plan and the ordinances in effect at dme of submittal for SEPA review•. The pro�osal <br /> must com�ly wit6 all ordinances in effect at the time a complete building permit <br /> application is filed, includieg those not specifcally set forth herein. (Exception: For <br /> vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br /> Planning Department for informadon regarding appeals processes for the requirements listed in <br /> this documcnt. <br /> 1. Detailed clrawings in accordance with City Design and Construcdon Standards shall be <br /> submitted to the Public Works Department showing site parking layout, landscaping, <br /> u6lities, storm drainage, temporary conswcdon erosion control, and all required <br /> '.�provements in the public right-of-way. Public Works Department approval of these <br /> d,..wings is required prior to any permits being issued. All improvemenu shall be <br /> completed, approved, and wamanted before Occupancy permits are issued/final <br /> approval is granted. <br /> 2. Any broken or ciamaged sidewalks shall be repaireci/replaced per the City Public Works <br /> [nspector <br /> 3. Speciai charges for connection to the water systems in accordance with Ordinance <br /> 1171-85 and subsequent revisions aze applicable. These charges are based on projected <br /> water usage and can be substandal. The Applicant is encouraged to obtain a coPy of <br /> the ordinance and determine estimated charges prior to building permit applica�on. <br /> The actual charges shall be computed by the Public Works Department per the <br /> ordinance in effect at the dme of building permit issuance. <br /> 4. Stormwater detention/retendon, quality protection, and enhancement requirements for <br /> this project shall be thosc requirements in effect at the dme of application for Public <br /> Works permits. Three opdons for stormwater quality enhancement are presented in the <br /> current city standards. The least preferred opdon is allowed only if the first two <br /> options are mfeasible in the opinion of the Public Works Department. The options for <br /> stormwater quality enhancement are, in order of preference: <br /> 1) An infiltration basin designed and conswcted according to city standards. <br /> 2) A wetpond designed and constructed to city standards. <br /> 3) A baffle-type oil/water separator followed by a vegetated swale, both designed <br /> and construcced according to city standards. <br /> 5. Water detention in the wedand is needed to support the created weUands. Approval is <br /> granted for use of the wedands created for mitigation as detention of stormwater from <br /> roof areas. Detention of stormwater runoff from other impervious areas is required per <br /> City Stand�rds. Detendon should be calculated for site vegetative condidons prior to <br /> the most nxent clearing activitiy on the site. <br /> 6. Water quality enhancement of stormwater runoff from the site's paved areas must <br /> occur, per Ciry Standards, prior to discharge of the stormwater from the site or to a <br /> stream or weUand. <br /> 5 <br />
