7. The stormwater drainage system shown on the proposed site plan is approved in <br /> concept. • <br /> 8. All water quality enhancing facilides must be designed in accordance with city <br /> standards, and should be sized to meet the requirements of all future expansion on the <br /> site. <br /> 9. Per city standards, surface drainage facilities including wetponds, detendon facilities, <br /> vegetated swales, and infiltration facilities shall be located outside the associated <br /> buffers of all weUands, streams, rivers, lakes, or ponds. Wedands may not be used for <br /> detention of stormwater. <br /> 10. Development of the site must not adversely affect the hydrology of the site's wedands. <br /> The quandty and rate of water entering the weUands, must be determined for current <br /> conditions. Under developed conditions a similar rate and quality of roof drainage or <br /> treated runoff must continue to be discharged to the weUand(s). Prior to applicadon for <br /> building permits and plan review by the Public Works Deparcment, a characterizadon <br /> of the hydrology of the wetland(s) on or adjacent to this project that may be affected by <br /> the development of this site must be submitted to and approved by the Planning and <br /> Public R'orks Departments. (Design and Conshucdon Standards 8c Specifications) <br /> 11. Discharge of water to wedands should mimic natural discharges as much as is feasible. <br /> Point source discharges should not be created where they do not naturally cecur. <br /> Techniques that result in dispersed discharge, such as dispersion trenches or buried <br /> perforated pipe located at wedand buffer edges, can be used to mimic naturally <br /> occurring sheet flow into wetlands. <br /> 12. Per city standards, a temporary construction cheinlink or solid wooden fence a <br /> minimum of four (4) feet high must be placed along the edge of any weUand, stream, <br /> lake or slope buffers prior to the initiation of any land alteradon activities on the site. <br /> (Design and Construcdon Standards and Specificadoas) <br /> 13. If the future use of the site wiil result in the potendal for accidental spills of chemicals, <br /> including oils or fuels, to the city's sanitary sewer, an Accidental Spill Prevendon Plan <br /> will neal to be prepared per the direcdon of the city of Everett's Industria► <br /> Pretreatment ?rogram. <br /> 14. Per City Policies, due to the proximity of the site to environmentally sensitive areas, <br /> seasonal limitations will be placed on land alteradon activities on the site. Land <br /> alteration activides are defined in the city's Desien and Concrn�ction S An ��c nd <br /> ,�Snerificztio2 as clearing, grubbing, ezcavation, filling, grading, and stcekpiling. <br /> Determinadon of the exact seasonal limitation period requires site specific informadon <br /> generally not available undl the project's design stage. However, preliminary analysis <br /> usu�g ihe mformadon available at this time indicates that clearing and land alteration <br /> activides on the project site will be restricted to the period between April 1 and October <br /> 1. <br /> 15. City Streeu are to be kept clear of dirt and debris at all times during the construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works <br /> Inspector. <br /> 16. Permits must be obtained for all fill removed from the site and placed within the City <br /> Limits. <br /> 6 <br />
