The adjacent awner may wish w <br /> � take precautions to protect any futune faciliries at the davnslope site from soil movement on <br /> I the slope. These measures could include providing adequace setbacks from the toe of the <br /> slope and constructing a berm to act as a buffer against sliding, among others. Such <br /> measures wene beyond the scope of our study. <br /> Finally, the owner should consider a readjustment of the curnent east property line ftnm its <br /> Iacisdng location. In our opinion, it is logical to readjust the property line to the top of the <br /> slope and have the dawnslope owner eztend his property co the top. Because the InUawest <br /> I Seaway site will rest on glacial, till-like soils, there is little risk of the adjacent owner's <br /> ac6ons affec6ng your site. Additionally, the slope will not be visible from the top and may <br /> I be neglectecl by the upslope tenant, while the downslope owner can observe any signs of <br /> instability and correct them as required. <br /> I8.4 �it rdding and S�berade Prep�ration <br /> I8.4.1 General <br /> � Site grading, as described in this report, includes all excavations and fills necessary <br /> to bring the site to the proposed elevadons, including excavation and fill to support building <br /> foundations, slab-on-grade floors and pavemenu, and backfill for foundations. <br /> The nadve soils at the project site wntain suf6cient amounts of silt and clay to <br /> � produce a cohesive mizture when wet. Such soils are highly :uscepdble to changes in water <br /> content and become soft and difficult to handle when wet. Proof-mlling and wmpacdon <br /> Imay become difficult or impossible when the moisture content of these soils acceeds their <br /> opdmum moisture content. It is generally not feasible to dry out such soils during wet <br /> � weather periods. 1Yeatment with cement or other addipves is an option; however, it will <br /> add cost to the projecL Therefore, we recommend that site grading and earthwvrk be <br /> � performed during the drier, warmer months of the year (generally June through September). <br /> Based on our experience on similar sites, it is our opinion that �nificant incre?ces in c�sL <br /> f W-6693-01 <br /> 14 <br />
