Marine View Drive 'I <br /> Zoning: R-2 Single Family Residential <br /> General Plan: 1.3 Single Family Detached, 10-12 Dwelfings per gross acre <br /> Contact Person: Becky Fauver— (425) 257-7281 <br /> SPECIAL PROPERTY USE GENERAL EVALUATION CRITERIA <br /> Findings and Conclusions: <br /> The following findings and conclusions are based on the criteria established in Section 41.150.C. <br /> of the Zoning Code - Special Property Use Permits: <br /> 1. The need of the neighborhood, district, or City for a proposed special property use. <br /> Finding: A church facility was previously located on site from approximately 1964-1985. It <br /> was converted into retail space once the church activity ceased. A single-family residence <br /> is also located on site, however a fence is located between the two structures, which <br /> provides a visual separation between the two buildings. A new church facility will provide a <br /> place to congregate and worship for residents of the community. <br /> Conclusion: The proposed use provides a public benefit. <br /> 2. The adequacy of streets, utilities and public services required to serve a proposed <br /> use. <br /> Finding: The subject site is a corner lot with frontage on E. Marine View Drive, 12'" Street <br /> and the alley. An existing driveway is located on the 12`" Street frontage, which provides <br /> access to an unimproved parking area.
