SNFORMATION FOR DEVELOPEk: <br /> 1 . Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works <br /> Department showing site parking layout, landscaping, utilities, <br /> storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed, <br /> approved, and warranted before Occupancy permits are issued. <br /> 2 . Street improvements are required to the East side of Chestnut <br /> Street. Improvements are to include curb, gutter and sidewalk, <br /> together with any necessary drainage system and street widening <br /> to match existing improvements. <br /> 3 . Performance guarantees are required for street, alley and <br /> utility improvements. <br /> 4 • A one year guarantee is required on the public improvements and <br /> site landscaping for an amount not less than lo� of the cost of <br /> construction and shall run for one year from the date of final <br /> approval or issuance of the first Occupancy Permit for the <br /> project. <br /> 5. Landscaping must be provided per Section 35 of the Zoning Code. <br /> At a minimum ti�.is must include the following: <br /> a. A landscape strip a minimum of ten feet wide must be <br /> provided along E. Marine View Drive and Chestnut Street <br /> frontage, except for the driveway. This area shall be <br /> pla�ted with Type III landscaping. <br /> b• Prior to issuance of any permits, landscaping plans must be <br /> reviewed and approved by the Planning Department per Section <br /> 35.100 of the Zoning Code. The landscaping plan must show <br /> location of required grassy swales, rockeries and retaining <br /> walls, and grading at 5 foot intervals. irriga�cion systems <br /> must be provided in all landscaped areas per Section 35.130 <br /> of the Zoning Code. A 2 year maintenance assurance device <br /> must be provided for the landscaping per Section 35.130 B of <br /> the Zoning Code. <br /> 6. Buildings in excess of 3,000 square feet must be sprinkled. <br /> Since the largest building is 3 ,412 square feet, it will be <br /> necessary to provide an area separation wall in order to reduce <br /> the fire areas to 3 ,000 square feet or less. <br /> 7. The correct address must posted on or near the buildina(s) in a <br /> manner which is clearly legible and visible from the street. <br /> 4 <br />
