All requirements are preliminary in �ature, and are besed upon the <br /> Preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal must comply with all ordinances in effect at the tlme a compleb <br /> building permit application is flled, iocludtn� thoss not speciflcally set forth <br /> hereln. (Exception: For vesting under the Zoning Code: please refer to Section 44 of <br /> the Zoning Code). Con!ect the Planning Department for ir�fortnation reyardinfl appeala <br /> processes for the requir�ments listed in th�s document. <br /> 1. A Public Wurlcs Permit is required for this project. Detailed drawings in <br /> accordance with City Design and Construction Standards shall be submitted to the <br /> Public Works Department, showing site parking layout, landscapir.a, utilities, <br /> stonn drainage, temporary construdion erosion control, and all required <br /> improvements in the public nght-of-way. Public Works Department approvel of <br /> these drawinys is reqwred prior to any permits being issued. All improvements <br /> shall be completed and approved warranted before the Occupsncy Permit is <br /> issue�nal approval is granted. <br /> 2. Full standard half street improvements are required to E Marine View Drive, <br /> including but not limited to curb, gutter, sidewalks, 3treet widening and drainage <br /> control per City Design Standards. <br /> 3. Proposed improvements to Dale Lane must meet the interim street standards per <br /> City Standard Number 327 (22 foot minimum asphalt width). <br /> 4. Parking must be per City Zoning Code and City Design and Construction <br /> Standards for Development. For the proposed 10, 976 square foot office, a <br /> minimum of 28 parking stells are required. A mirnmum of one handicap space <br /> must be provided. <br /> 5. This project must comply with the current Ciry of Everett Building Code and <br /> Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in eccordance <br /> with Ordmance 1998-94 and subsequent revision are applicable. These charges <br /> are based on projected water usage and can be substantial. Applicant is <br /> encouraged to obtain a copy of the Ordinan�e and determine estimated charges <br /> prior to building permit application. The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect at the time and axording to <br /> the information on the approved plans at the time of building permit issuance. <br /> 7. Provide a pedestrian walkway from the building to E Marine View Drive. <br /> 8. No structures will be allowed wilhin the 30 foot sewer easement on this property. <br /> 9. A Performance Guarantee is required for street improvements on E Marine View <br /> Drive prior to any buiiding permit being issued. <br /> 10. A one year warranty is required on the public improvement for an amount not less <br /> than 10°r6 of the cost of construction and shall run for one year from the date of <br /> finai approval/issuance of the first Occupancy Permit. <br />
