Any grading/fill on this site shall be done so as to not impact <br /> the surrounding properties. Any retaining wall greater than <br /> three feet high along a property line must be reviewed and <br /> approved by the Planning Department. (SEPA Earth, Land and <br /> Shoreline Use Policies) <br /> 2. The site fronts on East Marine View Drive, which is designated <br /> as a "gateway" entry co�•ridor to the City of Everett in the <br /> City's General Plan. It is important that this site be planted <br /> with high quality landscapinq and be well maintained. A <br /> landscaping pl�n must be reviewed and approved by the City <br /> Planninq Department prior to the issuance of Buildinq permits <br /> for the proposal. Landsca,�ing should be desiqned to break up <br /> the appearance of bulk of ':he building. in addition, the City <br /> recommends that architectural treatment of the building be <br /> provided which breaks up ':he appearance of bulk. This could <br /> include use of alternatinci building materials or colors . (SEPA <br /> Land and Shoreline Use Poiicies) <br /> 3 . A siqning plan must bP reviewed and approved by the Planning <br /> Department prior to issuance of any sign permits. One free <br /> standing on-premise pole sign � one free standing on-premise <br /> qround sign is allowed on the site. The size of a pole sign <br /> shall be limited to one hundred feet per side and shall be no <br /> greater than 25 feet in heiqht above final grade. The size of a <br /> ground sign shall be limited to 15 feet in height and l00 feet <br />
