A preliminary subdivision of the property into 90 <br /> lots is proposed, which would vacate the existing platted lots and strcets. An amendment to the 'Community Renewal Plan for the Everett Smefter <br /> sitc' will be requircd. <br /> Modifications(s) of Multiple Fumily Devclopment Standards: A modification of the building height <br /> standard for the R-I(A) zone is proposed for 31 of the 90 units. Marimum height for the zone is 28 feet. <br /> The proposcd maximum height is for units 9-12 (38.6'). An additional modification is proposed to allow an <br /> increase in the number of dwclling units. The zoning of the subject property provides for a maximum of 86 <br /> units. Thc Applicant requested an increase of four units (5 percent), under EMC Chapter 19.15.OIOD.I.b for <br /> a total of 90 units.
