3. Individual pressure reducing valves will be required for all water service"s (S�PA <br /> Water Quality Policies) _ <br /> 4. Provide safe and connected pedestrian access to all living units. (SEPA Land Use <br /> & 'I'ransportation Policies) <br /> 5 Site drainage must be Jischarged to the river, if feasible in the opinion of the Public <br /> Works Department. Stortn drainage may only be discharged to the combined <br /> sewer system if it is not feasible to discharge to the river. <br /> [f it is feasible to discharge stormwater runoff to a storm drainage svstem that <br /> discharges to the river, stortnwater detention is rec�uired. [f the aownstream <br /> drainage systems have the capaciry to handle the additional runoff without causing <br /> or contributing to flooding or erosion, payment to Drainage Fund #340 may be <br /> made. Otherwise, on-site detention must be provided. A downstream analysis <br /> would need to be submitted to and approved by the Public Works Department <br /> before on-site detention would not be required. <br /> If the applicant is not able to discharge stortnwater to the river, or to a storm <br /> drainage system that dischuges to the river, on-site detention will be required <br /> before discharge to the combined sewer system. (SEPA Environmental and Water <br /> Quality Policies) <br /> 6. Water quality enhancement of stormwater runoff from paved areas must occur, per <br /> City standards, prior to dischazge of stormwater to other than the combined sewer <br /> system. All water quality enhancing facilities must be designed in accordance with <br /> city standards. <br /> Storm water detention/retention, quality protection, and enhancement <br /> requirements for this project shall be those reqwrements in effect at the time of <br /> application for Public Works permits. Three options for storm water quality <br /> enhancement are presented in the cutrent city standards. The least preferred <br /> option is allowed only if the first two options are infeasible in the opinion of the <br /> Public Works Department. The options for storm water qualiry enhancement are, <br /> in order ofpreference: <br /> 1) An infiltration basin designed and constructed according to city standards. <br /> 2) A wetpond designed and constructed to city standards. <br /> 3) A baflle-type aUwater separator followed by a ��egetated swale, both <br /> designed and � constructed according to city standards. (SEPA <br /> Environmental & Water Quality Policies) <br /> 7. A specially designated area will be required for wasning of cars by tenants of the <br /> complex. The area must be hydrologically isolated &om the rest of the site, be <br /> covered, and wash water from the area must drain to the sanitary sewer after being <br /> routed through a baftle-type oiUwater separator designed to city standards. Signs <br /> must be posted on the site limiting car washing to the designated area only. The <br /> tenant lease or rental ageement must contain a clause prohibiting car washing on <br /> the site outside o£the specially designated area. A covenant must be recorded and <br /> signed by the owner stating that such a clause will be written into the tenant lease <br /> and rental agreements. In addition, a note stating that car washing is only <br /> permissible in the designated azea must be included on the storm drainage plans. <br />
