These are not SEPA <br /> conditions: All requirements aze preliminary in nature, and are based upon the preliminary <br /> site plan and the ordinances in effect at time of subr�ittal for SEPA review. The proposal <br /> must comply M�ith all ordinances in effect at the time a complete 6uilding permit <br /> application is tiled, including those not specifically set forth herein. Detailed drawings in accordance with City Design and Construction Standards <br /> shall be submitted to the Public Works Department showing site parking layout, <br /> landscaping, utilities, storm drainage, tem�orary construction erosion control, and <br /> all required improvements in the public nght-of-way. Public Works Department <br /> approval of these drawings is reqwred pnor to any permits being issued. All <br /> improvements shall be completed, approved, and warranted before Occupancy <br /> pcmtits are issued. <br /> 2. Parking must be per City Zoning Code and City Design and Construction <br /> Standards. <br /> 3. Compliance with the state building codes and City sprinkler ordinance is required <br /> 4. City Streets and alleys are to be kept cleaz of dirt azd debris at all times during the <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. A permit is required for the destination of the fill. <br /> 5. A Performance Guarantee is required for sidewalk installation on East Marine • <br /> View Drive. <br /> 6. A one-year guarantee is required on the public improvements for an amount not <br /> less than 10% of the cost of construction and shall run for one year from the date <br /> of issuance of the first Occupancy Permit for the project. <br /> 7. A two-yeaz guarantee is required for private retention/detention or other drainage <br /> treatmendabatement facilities serving areas larger than one acre. <br /> 8. On-site watermain will be staked within an easement to the City. The easement <br /> must be submitted to :he City prior to the issuance of permits. <br /> 9. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per <br /> City Design and Construction Standazds and Specifications. <br /> 10. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revisions are aPplicable. These charges are <br /> based on proje�.ted water usage and can be substantial. The Applicant is <br /> encouraged to obtain a copy of the ordinance and deterntine estimated charges <br /> prior to building permit appl�cation. The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect at the time of buildmg permit <br /> issuance. <br /> I 1.
