These are not SEPA conditions: All requirements aze preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of subr�ittal for SEPA review. The proposal must comply M�ith all ordinances in effect at the time a complete 6uilding permit application is tiled, including those not specifically set forth herein. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to the Public Works Department showing site parking layout, landscaping, utilities, storm drainage, tem�orary construction erosion control, and all required improvements in the public nght-of-way. Public Works Department approval of these drawings is reqwred pnor to any permits being issued. All improvements shall be completed, approved, and warranted before Occupancy pcmtits are issued. 2. Parking must be per City Zoning Code and City Design and Construction Standards. 3. Compliance with the state building codes and City sprinkler ordinance is required 4. City Streets and alleys are to be kept cleaz of dirt azd debris at all times during the construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. A permit is required for the destination of the fill. 5. A Performance Guarantee is required for sidewalk installation on East Marine • View Drive. 6. A one-year guarantee is required on the public improvements for an amount not less than 10% of the cost of construction and shall run for one year from the date of issuance of the first Occupancy Permit for the project. 7. A two-yeaz guarantee is required for private retention/detention or other drainage treatmendabatement facilities serving areas larger than one acre. 8. On-site watermain will be staked within an easement to the City. The easement must be submitted to :he City prior to the issuance of permits. 9. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City Design and Construction Standazds and Specifications. 10. Special charges for connection to the sewer and water systems in accordance with Ordinance 1171-85 and subsequent revisions are aPplicable. These charges are based on proje�.ted water usage and can be substantial. The Applicant is encouraged to obtain a copy of the ordinance and deterntine estimated charges prior to building permit appl�cation. The actual charges shall be computed by the Public Works Department per the ordinance in effect at the time of buildmg permit issuance. I 1.
