A pedestrian circulation system for the site must be approved by the Planning <br /> Director and Tr:.ffic Engineer prior to the issuance of any building pertnits. <br /> Walkways must allow pedestrians and wheelchairs to gain easy access from <br /> sidewalks and b�is stops to building entrances through the use of paths which are <br /> physically sepa�ated from vehicle traffic and maneuvering azeas. (See thc city's <br /> Design and Coustruction Standazds and Specifications Manual and Section 39.165 <br /> of the Zoning Code.) <br /> 13. Placement and screening of refuse disposal areas must be provided per Section <br /> 39.080 of the Zoning Code. <br /> 14. Any rockeries or retaining walls proposed in required setback azeas must be in <br /> confortnance with Section 39.150 of the Zoning Code. <br /> 15. Rooftop mechanical equipment, including vents, must be screened per Section <br /> 39.040 of the Zoning Code. <br /> 16. Building setbacks must be consistent with Section 13.01 of the Zoning Code. <br /> 17. Landscaping must be provided per Section 35 of the Zoning Code. <br /> 18. Prior to issuance of any permits, landscaping plans must be reviewed and approved • <br /> by the Planning Department per Section 35.100 of the Zoning Code. The <br /> landscaping Flan must show location and dimensions of any required vegetated <br /> swales, wetponds, detention ponds, rockeries and retaining walls, and gading at 2 <br /> foot intervals. Irrigation systems must be provided in all landscaped areas per <br /> Section 35.130 of the Zoning Code. A 2 yeaz maintenance assurance device must <br /> be provided for the landscaping per Section 35.130B ofthe Zoning Code. <br /> 19. Calcularions for open space areas must be provided on the plans submitted for <br /> Bu�lding Pemuts. Landscaping in the parking areas and setbacks shall not be <br /> coiiated in meeting this standard. <br /> 20. On-site recreation facjlities must be provided per Section 15.110 �f the Zoning <br /> Code. As part of the building permit application, the applicant must submit a <br /> recreation plan including standards and specificat�ons for recreation azeas and <br /> equipment, both inside and outside the building, including pictures of proposed <br /> equipment. If sufficient information is not known at time of submittal for building <br /> permits, minimum specifications or examples must be provided. Prior to the <br /> issuance of Building pemiits, the Planning Department must approve a plan for on- <br /> site recreation facilities. Tot lots must be located in central areas, where adequate <br /> supervision of children can be provided. <br /> 21. Building facade modulation and roof line variation must be provided per Section <br /> 15.050 of the Zoning Code. <br />
