• 919 E. Marine View Drive Apartments #13-4517 CONDITIONS AND REQUIREMENTS SUMMARY The site is located within the City of Everett, Washington. The 2010 City of Everett Stormwater Management Manual is applicable. Proposed site conditions include 0.530 acres and 0.205 acres of impervious and pervious areas, respectively. The project adds more than 5,000 square feet of new impervious surface. In accordance with Figure 2.1 of Volume 1 of the Manual, Minimum Requirements 1 through 9 apply to this project. Minimum Requirement#1: Stormwater Site Plan Preparation A Stormwater Site Plan shall be prepared for City review and approval. Minimum Requirement#2: Construction Stormwater Pollution Prevention (CSPP) The project disturbs less than one acre of land. In accordance with Volume 1, Section 2.2 of the Manual, a small parcel CSPP shall be prepared for City review and approval. Minimum Requirement#3: Source Control of Pollution Source control BMP's shall be applied to the project as applicable. Minimum Requirement#4: Preservation of Natural Drainage Systems and Outfalls Existing runoff sheet flows across the east property line and continues to the east. It is proposed that the natural drainage system be preserved. The 100-year frequency peak discharge is expected to be less than 0.15 cfs for both the existing and developed conditions. In accordance with Volume 1, Section 2.2.4 of the Manual, concentrated runoff may be discharged through a dispersal trench or other dispersal system. A dispersal system will be proposed for this project. Minimum Requirement#5: On-site Stormwater Management On-site stormwater management BMP's shall be provided, where feasible, to reduce the hydrologic disruption of the developed site. At a minimum, City BMP 12.20 (equivalent to Ecology T5.13) must be implemented on the site. Minimum Requirement#6: Runoff Treatment The total effective, new and/or replaced pollution-generating impervious surface for the project is approximately 11,500 square feet. In accordance with Section 2.2.6 of Volume 1 of the Manual, water quality treatment facilities will be required.
