REQUEST I <br /> i <br /> Mr. Rhoden wishes to relocate an existing house onto his pro- <br /> perty at 2325 Maple. He alleges that houses on aither side , <br /> of this property and most of the remaining houses on this block <br /> are within the required front yard setback. He therefore re- <br /> quests that he be allowed to locate 17_ feet from the property <br /> line. <br /> II. ARGIIMENTS IN FAVOR � <br /> A. The ::ight-of••way on Maple is quite wide (80 feet) <br /> and the actual pavement width is 24 feet which is satisfactory <br /> for this local, residential street. The distance from the <br /> sidewalk to the front property lines is 10 feet so that an <br /> actual setback of 12 feet produces a visual setback of 22 feet. <br /> B. Due to the fact that major arterials lie one bloc!c <br /> to the east (Walnut) and ona block to the north (23rd St. ) , <br /> it is unlikely that Maple or 24th wi].1 ever be upgraded in <br /> classification bey�nd a local access street. It is also un- <br /> likely therefore that a widening of Maple Street will be <br /> warranted. <br /> C. There would be no greater impact to adjoining resi- <br /> dences for a house to be aligned with them than i£ the house <br /> was setback S feet from their front walls. <br /> III. ARGUMENTS AGAINST <br /> A. The applicant states that the value of his dwelling <br /> and property would suffer if the variance was not granted. <br /> There is no apparent evidence to support this allegation. It <br /> would not suffer any more than other properties where tlie set- <br /> back is required. <br /> B. Although his plans are not definite, the appl.icar�t <br /> has indicated that he will build a garage in the rear portion <br /> of the property at some future date. Depending oii the size <br /> of this garage, the property could become over-built with an <br /> B foot re].axation of the front yard. <br /> r <br /> i <br /> � <br /> - - - - - - — - � <br />
