X <br />NON -CONFORMING BUILDING <br />CERTIFICATION #19-97 <br />PLANNING DIRECTOR DETERMINATION <br />Applicant: Tina Cobb, 2109 McDougall Ave, Everett, WA 98201 <br />Legal Description of property: Lots 5 & 6, Block 441, Plat of Capitol Hill Add. <br />Site Address: 2109 McDougall Ave <br />Tax Identificatien Number: 4015-441-005-0006 <br />Description 9f Site and Non -conformities: Existing 874 square foot single family residence with a <br />280 detached single car garage. The residence has a non -conforming setback of only one foot from the <br />north side property line. According to the Snohomish County Assessor's records the residence was built <br />in 1920. The applicant is proposing a bedroom addition to the residence with the: same one foot setback <br />from the north side property line. <br />Decision: I hereby find that the above described non -conformities were established prior to zoning code <br />regulations for the subject property which prohibited such building setbacks.
