FINAL DECLARATION OF NON-SIGNIFICANCE <br />SEPA 967-84 <br />This Final Declaration of Non-Significance shall expire onr year <br />from date of issuance unless a completed building permit aF,plica- <br />tion has been submitted within that [ime. A r�quest for a one <br />year extension of this Final Declaration of Non-Significarce may <br />be made to the Planning Director prior to the expiration �ate. <br />DESCRIPTION OF PROPOSAL: The prop�sed action is the issuance of grad:ng and <br />building permits to allou the construction of a 3,300 sq. ft. steel varehouse <br />and office building and four cement pad loading docks (approximately 8 ft. X <br />35 f.t., 9 ft. X 35 ft., 8 ft. X/�5 ft., and 9 ft. X45 ft.) on an approximately <br />30,000 sq. ft. site. The following fac[ors vere considered and [he liaeed <br />requirements were plar.ed in response [o comments submitted during our review <br />of an Environmental Checklist for this proposal and other infarmation on file <br />with the City: <br />1 <br />i] <br />4 <br />The proposed site is zoned C-2, Heavy Commercial - Light industrial <br />Zone which would permit the proposed use. <br />The site is currently developed with a vacant single family house and <br />warehouse structures. Vegetatian on the site consists of some <br />residential landscaping, grasses, and blackberry bushes. <br />The aite slopes dovnward from the northwest to the southeast, with an <br />elevation of 11.93 feet at the northwest corner and .75 feet at the <br />so�theast corner. <br />It is proposed that most of the site be graded to 3.25 feet, with the <br />building at 7.42 feet and the concrete pad loading docks at 2.67 feet. <br />The alley to the west will be at an approximately 10-12 foot grade at <br />the northeast corner, so there Will be an approximately 8-1/2 foot <br />grade differential.
