5. The area between the sidewalks and the property :ine along McDougall <br />shall consists of existing hard �urfaced areas and new paving as deemed <br />appropriate by the Public Works Department. <br />If the Public uorks Director determines there is a problem with <br />tracking of gravel onto the street after the project is conetructed, <br />[he problem must be corrected by paving or another method accep[able to <br />the Public Works Director. <br />6. Landscaping of the perineter except the McDougall Street frontage muat <br />be provided. A landscaping plan must be submitted to and approved by <br />the Planning Department. <br />7. Parking must be provided in compliance with Zoning Code requirements. <br />A minimum of ten parking stalls are required. <br />8. Special charges for connection to sever syatem in accordance vith <br />Ordinance 984-83 are applicahle. The actual cost ahall be computed by <br />the Building Department per the ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of pexmit issuance. <br />9. Drainage calculations eiust be submitted. If the calculationa indicate <br />a need for 250 cubic foot or more of detention storage, on—site <br />de[ention or payment of a drainage fee will be required. <br />10. A fire hydrant is required within 200 driving feet but not cloaer than <br />50 feet of every structure. <br />11. Detailed dtawings in accordance uith city design and conatr�ction <br />standards shall be submit[ed to the Public Works Department showing the <br />site parking layout, landscaping, utilities, storm drainage, temporary <br />conetruction eroaion control, and all required improvements in the <br />public right—of—way. Public Works Depar[ment approval of these <br />drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted before the <br />Occupancy Permit is isaued. <br />INFOP1�fATION FOR DEVELOPER: <br />1. City streets and alleys are to be kept ciear of dirt and debris at all <br />times during conatruction. Dust suppression and street cleaning must <br />occur as directed by the Public Works Director. <br />2. Perfoc�ance guarantees are required for street and landscaping <br />improvements. <br />3.
