INFORMATION FOR DEVELOPER: <br />The following information Is provided for the deveioper's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of submittal for SEFA review. The proposal must <br />comply with all ordinances iro effect at the time a complete building permit application is <br />filed, including those not specifically set forth herein. (Exception: For vesting under the <br />Depart en�t foPinfo mationt ega ding appealseprocesses foe the equ �ements li ted in this <br />document. <br />�. Detaiied drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion control, and all required <br />improvemc� rts in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All improvements shall be <br />completed, approved, and warranted before Occupancy permits are issued. <br />2. Full standard (half) street improvements are required to McDougall Avenue, including, <br />but not limited to, curb, gutter, sidewalks, street widening, transitions and drainage <br />control per City Standards. <br />3. A right-of-way vacation has been proposed for 38th Street. If the vacation is <br />unsuccessful, street improvements to 38th Street may be required. <br />4. Street improvements to McDougall Avenue shall extend along this projecPs proposed <br />development. The applicant will be required to post a performance guaranty or provide <br />satisfactory proof that the street improvements will be extended on McDougall Avenue <br />when future expansions to the property occurs. <br />5. Parking layout and construction must be per City Zoning Code and City Design and <br />Construction Standards and Specifications. .4 minimum of 11 spaces must be provided. <br />o". This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revisions are applicable. The actuai charges shall <br />be computed by the Public Works Department per the ordinance in effect at the time and <br />according to the information on the approved plans at the time of building perir.it <br />issuance. <br />8• On-site detention is required per City Standards, or, in lieu of providing on-site detention, <br />if the downstream stormwater systems have the capacity to handle the additional runoff, <br />payment to City Drainage Fund #340 is allowed. <br />9. Water and sewer mains will need to be extended from the intersection of 37th Street and <br />McDougall Avenue along McDougall to this project. <br />10. City Streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />
