11. As-builts of storm sewer sanitary sewer, and water systems must be submitted per City <br />Design and Constructic,i Standards and Specifications. <br />12. A Performance Guarantee is required for the street improvements prior to any building <br />permit being issued. <br />13. Placement and screening oi refuse disposal area� must be provided per Section 39.080 <br />of the Zoning Code as folloNs: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, industrial, and institutional developments and shall not be <br />located in a required front yard setback area, or street side setback area for <br />corner lots. <br />b. All garbage dumpsters and recycle bins must be screened from view Srom the <br />street and from adjacent properties. This screening may be dona using dense <br />vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse <br />Removal, Inc. at 2b9-0044 for areas generally north of 112th Street. For areas <br />east of I-5 from Valley Vie�,v south, contact Waste M^nagement Northwest, Inc. at <br />337-1.197. <br />14. Rooftop mechanical equipment, including vents, must be screened pPr Section 39.040 of <br />the Zoning Code. <br />15. The minimum amount of landscaping required per Section 35 of the Zoning Code for the <br />proposal would include the following: <br />A landscape strip a minimum of 10 feet wide must be provided aiong the street <br />frontage along the north and west property lines, except for driveway and building <br />areas. This landscape strip area shall be p!anted with Type III landscaping. <br />b. A landscape strip a minimum of 5 feet wide must be provided along the south and <br />east property lines. This area shall be planted with Type III landscaping. <br />c. All public right-of-way behind the sidewalk shall also be landscaped to Type III <br />standards. <br />The applicant has submitted a Landscape Modification proposal which is under review <br />but has not been approved. The applicant is required to landscape the site per minimum <br />Zoning Code requirements or receive a Landscape Modification Approval prior to final <br />SEPA decision. <br />16. Based upon 10,5000 square feet of Type III-N, sprinklered construction, the fire flow <br />requirement is 1,500 GPM. <br />17. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every <br />structure. <br />18. Fire Suppression (Sprinkler) System - An approved automatic sprinkler system shall be <br />provided as required by City Ordinance #1902-92, E.M.C. Chapter 16.76. <br />Plans for any such system must be submitted to the Building Department and the Everett <br />Fire Department for examination and approval. Such plans must include plans for the <br />underground mains that will supply the sprinkler system. <br />
