Signing or other means should be used to inform Sterling's customers of local <br />regulations (e.g., the use of compression brakes is not permitted within the City <br />limits), and appropriate truck routes to and from site. This language must be <br />prepared by Sterling and must be reviewed and ap�roved by the Pulice <br />D��partment pnor to issuance of Building Permits for this pro�ect. The�� same <br />means shall be used to inform customers about the noise restrictions (see <br />condition #43) and muffler requirements. <br />49. The Applicant should coordinate with th�. City of Everett Police Department <br />Crime Prevention O�cer to maximize security and safety at the facility through <br />design and operation. Specific considerations could mciude alarm systems, <br />security doors, and "safe" landscaping design. <br />50. On-site water lines and fire hydrants should be tested to determine if sufficient <br />water pressure exists for both Jeld-Wen facilities and the asphalt plant. If the <br />water pressure is not sufficient, new waterlines must be installed before any <br />building permit is issued. <br />51. Sterling Asphalt must contribute its fair share toward purchase of a second <br />backflow prevention device to maintain the fire protection available with a looped <br />water system. <br />52. All facilities shall use the most up-to-date methods for water conservation (e.g., <br />faucet aerators, low-flow toilets). <br />53. Prior to site grading, any site surface water runoff or groundwater seepage shall <br />be collected and routed away to a proper drainage to facilitate earthwork and <br />site construction. Drainage and sediment control facilities should be provided <br />during construction. Compliance with the current City Building and Sprinkler Codes is required for <br />any building construction to be done m con�unction with this project. <br />56. Public Works Department approval of parking layout, landscaping, utilities, storm <br />drainage, and temporary construction erosion control drawings is required prior <br />to permit approval. <br />57. Special charges for connection to the City's sewer and water system must be <br />paid by Sterling. <br />58. Parking must be provided per the City Zoning Code and Design and <br />Construction Standards. <br />59. Final design of this project must be consistent with the conceptual plans <br />accompanymg this application. <br />60. The proposal must also compiy with all other City code and ordinance <br />reqwrements not specifically set forth herein. <br />
