Landscaping shall be provided by the Applicant on both the West "farine <br />View Drive and Everett Avenue frontages. A detailed landscaping plan <br />showing size, type, and location of all plant materials is to be <br />reviewed and approved by the Parks and Planning Departments prior to <br />issuance of Building Permits. Unless agreed o[herwlse by the City of <br />Everett's Parks and Planning Department and the Applicant, the plan <br />shall include Sargent Cherry (columnar) on 15 foot ceuters on West <br />�larine View Drive. In the future, if determined by the Parks and <br />Pla¢ning Department [hat [rees are necessary, the Applicant must <br />participate with the future placement of trees. In addition, <br />landscaping should be placed as generally depicted in Exhibit !I5. <br />The additional landscaping shall consist, at a miatmum, of substantial <br />plating of evergreen shrubs with low border shrubs at the base of thc <br />scre�n fence. Iandscaping shall be provided along the entire length of <br />the fence along West Marine View Drive except for required access gates. <br />7.
