The application is for the approval of a Special Property Use Permit for <br />the reconstruction of an electrical distribution substation to be on .7 <br />acres of land located at 2700 Wesc Ptarine Viea Drive in the City of <br />Everett, Washington. <br />2 <br />The subject property is zoned M-�, Heavy Afanufacturing. Pursuant to the <br />provisions of EMC 19.SB.Ol0.C.1, a Special Property Use Permit is <br />required for the reconstruction of the eubstation. <br />The proposed reconstruction satisfies [he criteria for Special Property <br />Use Permits as set forth in EMC 19.58.O1�.B(1-3). <br />4. The proposed use will be reasonably compatible with other uses and <br />potential uses within the general area in which the use is proposed to <br />be located. It will be the reconstruction of an electrical substation <br />that has existed in the area. <br />F9 <br />6. <br />The proposed use will not have serious adverse effect on the ecology or <br />environment of the community. <br />The use �dll serve the public convenience and necessity. <br />DECISION <br />Based upon the preceding Findings and Facts and Conclusions, the testimony and <br />evidence sutmitted at the public hearing and upon the impressions of the <br />Everett Hearing Examiner of the site view, it i.s hereby ordered [hat the <br />requested Special Property Use Permit for [hc rec�nstruction of an electrical <br />substation at 2700 West hfarine View Drive, Evere[t, Washington, is approved <br />subject tu the following conditions: <br />1. Detailed drawings in accordancu with Cit; Design and Construction <br />itandards shall be submitted to the Public Works Department showing site <br />�:arking layout, landscuping, utili[ies, storm drainage, temporary <br />construction erosion control, and all required improvements in tlie <br />public right-of-way. Public Works Department approval oF these drawings <br />is required prior to any permits being issued. All improvements shall <br />be completed, approved, and warranted before the Occupancy Permit is <br />issued. <br />2. Storm Nater runoff from t:tie site shall be conveyed to the existing 24 <br />inch mai❑ in Everett Avenue. <br />
