These comments address building issues only. Additional revisions, or additions, may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2003 International Building Code, as amended by the State of Washington and adopted by the City of Everett and the Washington State Energy C.xle, 2004 Edition, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of drawings reflecting the corrections requested. 1. At least one story containing dwelling units or sleeping units intended to be occupied as a residence shall be provided with an accessible entrance from the exterior of the building and all units intended to be occupied as a residence on that story shall be Type B units. IBC 1107.6.2.1.2 & 1107.7. 2. An exit enclosure in accordance with IBC 1019 is required to protect the stairway. 3. Please provide the proposed construction type. Type VA would be required with the proposed 903.3.1.2 fire suppression system. IBC Tbl. 601. 4. Please provide dimensions from building lines to property lines on the north and south sides. If less than 5'-1", provide detailing for one -hour fire -resistive construction for the walls rated for exposure from both sides. IBC 704.5. 5. Please provide detailing necessary to verify one -hour fire -resistive construction for all bearing walls and the roof/ceiling assembly. 6. Please provide detailing necessary to verify one -hour fire -resistive construction for all Boor/ceiling assemblies (including decks). These must be compatible with TH Boor joists. Provide testing agency I.D. numbers. These must also provide a sound transmission coefficient of 50 or greater.
