SMA 06-87 <br />NORTON INDUSTRIES <br />ATTACHMENT •A` <br />As -built., of storm sewer, sanitary sewer, and water systems will be <br />required to be submitted per City design and construction standards and <br />specifications. <br />The driveway that provides access to the subject property shall be at <br />least 35 feet. <br />The Applicant shall relocate the easement access to the boat launch and <br />provide a revised easement document to the City prior to issuance of <br />building permits. Construction of the realignment of this access <br />easement may occur after issuance of the Building Permit. <br />Landscaping must be provided in con:ormance with E.M.C. 19.40.050 as <br />follows: <br />a. A five-foot wide landscaped strip abutting the parking lot along <br />the entire frontage of H. Marine View Drive except for driveways, <br />consisting of ground cover over 75% of the area and evergreen <br />trees or shrubs a minimum of three feet in height at time of <br />planting to number at least six for each 100 square feet of <br />required landscape area. Plantings to be sufficient to provide <br />full coverage within two years of planting. <br />b. A minimum of five percent of the area of the parking area shall <br />be landscaped to break up the visual blight created by large <br />expanses of barren asphalt. <br />c. A detailed landscaping plan must be submitted to the Planning <br />Department for review and approval prior to obtaining building <br />permits. <br />15. In order to control th,1 illegal dumping and filling west of the <br />proposed structure, the applicant shall provide a 6-foot high chainlink <br />fence along the south property line from the west edge of the parking <br />lot to the west property line. Should any illegal dumping and filling <br />continue on site, the applicant shall be responsible for removing the <br />same. <br />16. All utilities shall be undergroun_. <br />17. A detailed signing plan must be submitted for Planning Department <br />approval prior to obtaining any sign permits. <br />18. .To minimize excessive light and glare, all exterior lighting shall be <br />directed downward onto the site and away from adjacent properties and <br />public rights -of -way. <br />19. Screening must be provided for all outdoor refuse disposal areas. <br />.-2- <br />
