Should any illegal dumping and filling continue on site, the Applicant shall be responsible for removing the same. 16. All utilities shall be underground. 17. A detailed signing plan must be submitted for Planning Department approval prior to obtaining any sign permits. 18. .To minimize excessive light and glare, all exterior lighting shall be directed downward onto the site and away from adjacent properties and public rights -of -way. 19.
