7. Does the proposed development result in a mix of permitted residential and <br />commercial uses allowed by the zoning in which the property is located which <br />would not result from compliance with the development standards and/or <br />design guidelines proposed to be modified. <br />Findin : The proposal is for residential uses only. <br />Conclusion: N/A <br />8. Does the proposed design mitigate the impacts that could be caused by <br />relaxation of the standards which are proposed to be modified. <br />Findin : The displacement of the 5' x 26' landscape area along both the norih and <br />south property lines, will be mitigated for with increased planting along the property <br />frontage. <br />Conclusion: The enhanced landscaping along the property frontage on W. Marine <br />View Drive should provide for a better street appeal, and enhanced neighborhood <br />aesthetics. <br />DECISION: The proposal is approved as submitted subject to compliance with all city, <br />state and federai regulations. The following conditions shall apply: <br />1. Necessary building permits are to be obtained by the applicant fram the City of <br />Everetl's Building Department. <br />2. Landscaping must be provided as shown on the site plan submitted with the <br />application for Multiple Family Modification. <br />3. A landscape plan and deveiopment plan for the open space areas shall be provided <br />at time of building permit submittal. <br />4. The courtyard provided on site must be surfaced with a materiai other than cement, <br />concrete, or asphalt. The sur(ace must provide for difterentiation between the <br />walkway, stair landing, and the couRyard. <br />5. The courtyard must be improved with seating areas as shown on lhe site plan <br />submitted for review for the Multiple Family Modification. <br />If a complete application has not been filed for a huilding permit or equivalent <br />construction permit within eighteen (18) months from the approval date of this <br />decision, the permit shall be deemed terminated, unless an extension is granted. <br />If the permittee requests an extensfon in writing not later than eighteen (18) <br />months from the land use permit date, the Directo� may grant a six (6) month <br />extension. <br />� <br />
