2. The posiNve characteristics of the proposed development and whether such <br />characteristfcs could be provided by compliance with the devalopment <br />standards and/or design guidelfnes proposed Yo be modifted. <br />Findfng; The proposed fourplex will be situated on site to meet all zoning code <br />setback and height requirements. The landscaping which the required pathway <br />would displace is only 26' long, compared to the properties total length of 120'. <br />Conclusion: The area, which the modification is being sought for, is to the rear of <br />the property. The landscaping which will be planted to mitigate for the areas unable <br />to be landscaped, due to the installation of a pathway, will be along the properties <br />irontage on W. Marine View Drive. <br />3. The arrangement of buildings and open spaces as they relate to other <br />buildings and/or uses on the subject property and on surrounding properties. <br />Findin9: Only one building is being proposed on site. The building will contain four <br />separate units, each capable of housing a family. The zoning code requirements for <br />setbacks and height limits will be maintained on site. The pathways being provided <br />on site within the side setback are to access man doors off of the garage atong the <br />rear of the property. <br />Conclusion: The location of the building on site, and the enhanced landscaping <br />along the property's frontage should improve the aesthetics of the neighborhood, <br />and provide for an overall better site development. <br />4. Visual impact to surrounding propertles caused by parking facilities in the <br />proposed development and whether such impacts are leas than woulcf result <br />from compliance with the development standards andlor design guidelines <br />proposed to be modifled. <br />Findin9; Parking is required at a minimum of 1.5 stalis per unit, with a total of 6 <br />stalls required for the four units proposed on site. <br />Conclusion: Required parking will be provided tor on site. The proposed structure <br />will provide both internal parking and surface parkirlg. AII parking stalls will be <br />accessed off of the alley. <br />5. If the development proposes greater building height than permitted by the <br />zo�e in which the property is located, does the increase in building hefght <br />result in an increase in the usable open space on the property over what <br />would be provided by meeting in the development standards and design <br />guidelines proposed to be modified. <br />Findin9; N/A <br />Conclusion: N/A <br />6.
