 1
Question #5 Narrative Statement:
The Use-Standards Table for R-3 zone, secrion 12 of the verett
Zoning Code requires a 20-foot front yard setback between front
structures and the property line. (See ttachment "A".) Zoning code
section # 34.060 - "G" requires that no intemal aisles or roadways be
permitted in front set-back areas. The code also requires a planting
strip adjacent roads at the front of a property. ( See attachment "C"
and "D".)
We are requesting a variance from the above reg3lations such that we
may use required front yard set-back space for driving and for a fire
lane.
a: The variance requested will not be materially detrimental
to the property in the area or to the city as a whole
because the net effect of the proposed project will
produce more "green belY'buffering landscape between
adjacent propertie: than the zoning code requires. The
entire 40-foot wide street West of and adjacent to the
property, for the enrire frontage length of the property,
shall become a greenbelt between properties The street
cannot be used by the city because a stream flows down
the middle of the street which, if put into LL culvert, would
impact water quality downstream. ( The stream flows into
Pigeon Creek#1.)
b. The variance is necessary because of sever:.l exceptional
and extraordinary circumstances. The exceptional
circumstances include:
1. From 'he north there is only one point of access for
vehicles because topography has prohibited street
improvements along most of the northem propert}
boundary.
