� 1 <br /> Question #5 Narrative Statement: <br /> The Use-Standards Table for R-3 zone, secrion 12 of the �verett <br /> Zoning Code requires a 20-foot front yard setback between front <br /> structures and the property line. (See �ttachment "A".) Zoning code <br /> section # 34.060 - "G" requires that no intemal aisles or roadways be <br /> permitted in front set-back areas. The code also requires a planting <br /> strip adjacent roads at the front of a property. ( See attachment "C" <br /> and "D".) <br /> We are requesting a variance from the above reg3lations such that we <br /> may use required front yard set-back space for driving and for a fire <br /> lane. <br /> a: The variance requested will not be materially detrimental <br /> to the property in the area or to the city as a whole <br /> because the net effect of the proposed project will <br /> produce more "green belY'buffering landscape between <br /> adjacent propertie: than the zoning code requires. The <br /> entire 40-foot wide street West of and adjacent to the <br /> property, for the enrire frontage length of the property, <br /> shall become a greenbelt between properties The street <br /> cannot be used by the city because a stream flows down <br /> the middle of the street which, if put into LL culvert, would <br /> impact water quality downstream. ( The stream flows into <br /> Pigeon Creek#1.) <br /> b. The variance is necessary because of sever:.l exceptional <br /> and extraordinary circumstances. The exceptional <br /> circumstances include: <br /> 1. From 'he north there is only one point of access for <br /> vehicles because topography has prohibited street <br /> improvements along most of the northem propert}� <br /> boundary. <br />
